First of all we will be with you all along the process, so if you have questions just ask!

We will come meet with you and see your property, we will discuss comparibles and decided on a price together.

Next we need to gather information for the listing, we will measure, make notes, and have photos taken.

After that we will sign a Listing Contract and this will all be submitted to our Real Estate Board. It will then be published on realtor.ca, our website along with other real estate websites.

Your For Sale sign goes up!

We will perform advertising & marketing.

When Buyers want to see your house we will book a time for them to be taken through with their Realtor.

When we receive an offer there can be some back and forth between Buyers and Sellers in the negotiating process. Once there is agreement we have either a Conditional or Firm Sale.

A Conditional Sale is one that has a time frame attached to do a few due diligence items. Things like Financing, Home Inspections, Status Certificates to name a few. Once those Conditions are satisfied and waived the deal is then firm.

In this time frame there will be more to do with your Lawyers Office.

Then comes closing day.

How will I know if New Properties are listed?2019-02-07T12:18:57-07:00

Once we know what you are looking for we will send you new listings as soon as they are posted to our Real Estate Board, and this will be before they appear on realtor.ca!

Will you help me find Mortgage Brokers, Home Inspectors, etc?2019-02-07T12:21:31-07:00

Absolutely! We are here to help you, we have worked with many different professionals and will give you a variety of people to choose from. From Lawyers and Mortgage Brokers, to Tilers and Landscapers, we’ve got you covered!

Should I speak to a Mortgage Broker now or later?2019-02-07T12:26:05-07:00

The sooner the better! There is a difference between using an online mortgage calculator to see how much you can afford and talking to a Mortgage Broker. A Mortgage Broker will take all kinds of things into consideration that make a difference… your income, bonuses, loans, student loans, car payments, child support etc. When they know the full picture they can help find the perfect mortgage to suit your situation. Then you will really know what you can “afford” and can look at houses that you can purchase, without having issues with Financing later.

First of all we will find out what you & your family are looking for, where and what your budget is.

We will then start looking for properties that fit that criteria.

We will send you updates of new listings.

At this point you should be also talking to a Mortgage Broker to get the financial aspect in order.

If you don’t have a Mortgage Broker just let us know and we can give you a few names.

When you see a property you like we will view it. We will find out the answers to any questions you have about the property.

After you have seen enough properties and have found the one you like we can put an offer together.

We will get some info from you at that point to write the offer, we will then have it signed and we will present it to the Seller.
